StoneHaven Association, Inc. Board of Directors
Guidelines for Approvals and Enforcements

The Board will review all requests on an individual basis considering the homeowners’ individual needs, while supporting and interpreting the intent of the covenants for the StoneHaven Association, Inc.

Architectural Standards
updated by The StoneHaven Board of Directors October 2021

The Board shall follow these guidelines in addition to existing covenants when approving or denying requests submitted to them on the Application for Approval to Construct, Alter Property, or Remove Trees.

These architectural standards are in addition to the existing Declaration of Covenants, Conditions and Restrictions of StoneHaven found on our website at www.stonehaven.community .  They are for the purpose of protecting the value and desirability of all properties and are binding on all those having title to properties in this StoneHaven neighborhood.

As the Board becomes aware of any violations, the homeowners will receive written notification of that violation(s) and will be given a date to reach compliance.  If the homeowners do not address the Association’s request in the designated time frame, the Board will pursue all avenues available to them to reach compliance.

Home Construction & Out Buildings

All homes must meet the minimum square footage as described in the original covenants.  House designs and colors shall blend into the environment and be of earth tones to insure the harmony of external design and location in relation to the surrounding structures and topography.  All building materials must be approved by the board. Out buildings must be approved and meet the same exterior standard as home construction.  All graded areas of the lot must be landscaped with plant material or mulch.  No areas shall be left bare more than three months following completion of exterior construction.  Care must be taken to avoid soil runoff during heavy rains.

Driveways & Parking Areas

These areas must be constructed of concrete or concrete materials.  Parking areas must comply with the same standards as driveways. Any retaining wall along driveway must conform to wall regulations (see #5).  All plans and/or changes to driveways and parking areas must be approved in writing by the Association board.

Mailboxes

All mailboxes shall be uniform and comply with these specifications.  It is preferred that the 6” by 6” wooden posts be left natural or otherwise approved by the board.

Swimming Pools

The pool location will conform to all covenant setbacks as to lot lines and be constructed behind the home “so as to be inconspicuous” from the front of the home.  Fences surrounding pool shall be set at least ten feet from back and/or side property line.  No above ground pools will be approved.

Statues

No statues shall be visible in front yards.

Walls

All walls exist only to prevent erosion or retain earth along driveways.  It is not to be used primarily as an architectural embellishment. Acceptable materials include brick or stacked stone.  The height of the wall is not to exceed six (6) inches above the highest elevation it secures at any one point along the wall. Edging around gardens will not exceed six (6) inches in height at any point from the ground.

Fences

No permanent fence installations will be approved, except those pertaining to swimming pools, which must be approved by the board.  The Board will only consider an area to be fenced that will “be inconspicuous as possible from the front on the home.”

Tree Removal

Removal of trees for construction, access to a lot for maintenance or possible damage to a dwelling (leaning or uprooted trees) must be approved prior to removal.  Trees less than six inches in diameter or within ten feet of the home are exempt from Board approval.  The Boards’ goal is to preserve all existing hardwoods and to promote the replacement of any removed trees with hardwoods or evergreens to preserve the natural forest setting of StoneHaven.

Parking

Only driveways and turnarounds are acceptable for the parking of vehicles for long terms.  No parking is permitted on islands or streets or on any other portion of the Association’s or homeowner’s property.  Full accessibility of streets must always be available to emergency vehicles.

Boats, Trailers, and similar equipment

These items must be stored behind the dwelling as much as possible “so as to be inconspicuous from the front of the home” or in a garage.  The Board recognizes that due to the location of some building lots in relation to the road or to possible restrictions to the rear of a lot it may be difficult to conceal the item from the site even if it is stored behind the dwelling.  The Board will attempt to find a resolution that supports the intent of the covenants while considering the homeowner’s needs.

Signs

During the sale of a home/property, only one (1) for sale sign may appear on the property.  Otherwise, no signage of any kind shall appear on Association property, except for a home security sign, which must be within two feet of the house structure.
